With Elliotts, this is how the process will go:

  1. Instruct Elliotts and arrange a consultation. We will then put together your property's particulars highlighting vital aspects to ensure your home is shown to its best possible advantage.
  2. During this marketing consultation we will develop your bespoke marketing strategy.  This will cover:
    • How we will go about marketing your property, including whether we believe a launch day would be beneficial for you.  
    • Style and theme of photography
    • Explain soft marketing approach for those sellers that wouldn't necessarily want full marketing of their property.
    • The development of the EPC certificate and floor plans
    • Arrangements for the sales team to be shown around your property prior to it going live will be made
    • Discuss brochures/window displays to appeal to people passing our offices – we have one of the largest window displays in our area
    • Publications where details of your property will be listed
  3. We will detail what online portals we will use. This includes upload to our website within 24 hours and also adding your property details to leading property finding websites such as Rightmove (where we guarantee a premium listing which is proven to increase enquiry levels) and On The Market.
  4. Our sales team will make appointments for potential buyers to view your property and we would always recommend that a member of our team accompanies the potential buyers 
  5. We will follow up all viewings and then phone you afterwards with feedback.
  6. Regular communication regarding the marketing of your property will be made with you
  7. When an offer is made we will financially qualify it to give you reassurance that it is genuine
  8. Our team are experienced negotiators and will handle this for you.  We never forget, we are working for you so will always put your best interests first.
  9. When a sale is agreed, you will need to instruct a solicitor.  We have excellent relationships with local firms and can point you in the right direction. Your solicitor and your buyer's solicitor will liaise with each other, but we are here to be the linchpin between the two.
  10. We will keep in weekly contact throughout the whole process updating you on things such as the arrangements for the survey to take place and the process to exchange of contracts, right through to completion, giving you peace of mind that your property sale is in good hands.
